Market Analysis
We know the market and want to help buyers understand value in terms of current and future affordability. Interest rates, insurance requirements, property taxes, repairs – these are all expenses that can change over time and need to be considered when looking at the long-term viability of a home purchase.
We also offer Comparative Market Analysis to make sure you are getting the appropriate value for your property. If nearby properties are found to be priced lower than what is being offered on a prospective property, this analysis could provide leverage for negotiating a lower price. It also helps sellers create a price based on comparative values so you can avoid pricing something too high to sell in the current market.
Due Diligence
We also offer assistance with due diligence research. Sellers are only responsible for disclosing known issues and it is the buyer's responsibility to research potential issues or defects which may not be apparent through disclosure. We can make recommendations for trustworthy home inspectors as well as offer our own observations based on many years of experience.
The Importance of Due Diligence
Flood risk, as an example, is a topic that is very minimally addressed on Maine's Seller Disclosure form. There is one simple question asking whether or not the seller has a flood insurance policy. But, having an insurance policy in place, or not, does not exempt a property from having actual flood risk. As well, if a seller is without a mortgage, they would not be required to carry flood insurance, and therefore would not indicate having an insurance policy on disclosure, which could lead a buyer to believe flood risk does not exist.
As real estate professionals who are also flood zone consultants, we can help you determine if flood risk and flood insurance will impact the value of a property. Many sellers who were not required to have a flood insurance policy when they purchased the home may not be aware flood risk is an issue until they try to sell. We can provide guidance on how to address these issues, for both buyers and sellers, before it becomes a detriment to the deal.
